While jumbo MBS issued in recent years have performed exceptionally well, some senior-support bonds on new jumbo MBS have credit risks similar to what was experienced during the financial crisis, according to analysts at Andrew Davidson & Co. In a recent analysis, Richard Ellson and Allison Ying raised concerns about the super-senior structures that have become common on jumbo MBS in recent years. They noted that when Redwood Trust started working to revive jumbo MBS issuance in 2010, the issuer used a much simpler structure. However, in the past few years, Redwood and many other issuers have increasingly used...
Credit Suisse and Redwood Trust, the two dominant jumbo mortgage-backed securities issuers since 2010, continue to differ in terms of jumbo MBS offerings. While their latest deals include a number of similarities involving credit characteristics, the Redwood deal includes a relatively high share of non-qualified mortgages. The $356.45 million Sequoia Mortgage Trust 2015-2 received AAA ratings with credit enhancement of 5.00 percent on the senior tranche. That’s the lowest ...
Funds managed by Blackstone Tactical Opportunities issued the first multi-borrower single family rental security this week and the market appears to be set to grow throughout the year, according to industry analysts. The $229.53 million B2R Mortgage Trust 2015-1 was issued this week with AAA ratings from Fitch Ratings. “We think...
Firms hoping that new guaranty fee and loan-level price adjustments promulgated by the Federal Housing Finance Agency might boost the jumbo MBS market were sorely disappointed when the final details were released by the agency late last week. One executive who works for a real estate investment trust that issues jumbos said it’s clear to him that Fannie Mae and Freddie Mac are continuing to “misprice” their g-fees. He would love...
Issuers continue to include super prime mortgages in jumbo MBS but credit enhancement levels on the latest batch of deals vary widely, with rating services raising concerns about participants with limited track records, among other issues. Presale reports have been issued for four jumbo MBS in April thus far: a $241.06 million deal from Two Harbors Investment, a $267.19 million MBS from Five Oaks Investment, a $356.45 million deal from Redwood Trust and a $273.62 million Credit Suisse securitization. The underwriting for mortgages backing these deals is...
The Federal Housing Finance Agency late last week directed Fannie Mae and Freddie Mac to stop charging the 25 basis point “adverse market” fee assessed on all loans since the financial crises, but most lower-risk loans won’t get any reduction in loan-level pricing adjustments. As expected, the FHFA did not make any changes to the “base” guaranty fees charged by the two government-sponsored enterprises. Current fees, on average, are at an “appropriate” level. “We are going to monitor this on an ongoing or quarterly basis and we’ll adjust based on market conditions,” said Sandra Thompson, FHFA’s deputy director. The regulator instructed...
The GSEs aren’t completely committed to adopting new credit scoring models just yet, but it is on their radar. When asked about the possibility of alternative credit scoring, spokesmen for both Fannie Mae and Freddie Mac pointed to the 2015 Conservatorship Scorecard which stated that they will be assessing the feasibility of alternate credit score models and credit history in loan-decision models. Housing and Urban Development Secretary Julian Castro, who spoke at a credit access symposium in Washington last week, said that the FHA is exploring new ways to determine the creditworthiness of consumers to increase access to mortgage lending. Housing industry leaders in attendance said Fannie Mae, Freddie Mac and other mortgage lenders could increase access....
FirstKey Lending and B2R Finance are vying to be the first issuer of a multi-borrower single-family rental securitization. The activity follows 16 single-borrower single-family rental transactions that have been issued since November 2013. The first presale report on a multi-borrower single-family rental transaction was published March 31 by Kroll Bond Rating Agency. The $240.79 million FirstKey Lending 2015-SFR1 is set to receive a AAA rating with credit enhancement of 37.75 percent on the senior tranche, according to the rating service. FirstKey is owned by affiliates of Cerberus Capital Management. On April 1, Fitch Ratings published...
Most analysts are confident that private mortgage insurance companies will not see their ratings downgraded due to increased competition from the FHA as well as new capital requirements for private MIs proposed by the Federal Housing Finance Agency. But Zacks Investment Research, a research firm that ranks and rates investment products for investors, went against the grain and downgraded MGIC Investment Corp. by two notches due exactly to those reasons. While private MIs have been gaining market share in the last couple of years, Mortgage Guaranty Insurance Corp. and its business competitors will find...
In efforts to expand mortgage access and get more homeowners in the door, Housing and Urban Development Secretary Julian Castro said the FHA is looking into alternative credit scoring models. Speaking at a credit access symposium at the National Association of Realtors this week in Washington, DC, Castro said, “We want to make it more affordable, realistic and more feasible for folks to become homeowners.” He acknowledged...
